Twenty-eight individually designed estates, from a $2 million storybook cottage to a $200 million mega-estate — each with its own name, architectural style and floor plan.
Luxury Mansions turn your home from a box on the map into a statement. Instead of a handful of identical houses, you choose from a catalog of 28 named estates across four sizes — and the grander the home, the more Residence Satisfaction it brings your character.
Luxury mansions appear only when this DLC is enabled and the Luxury Mansions option is turned on for the game. Like all mansions, they are bought with your personal cash — never your company’s money.
What makes a luxury mansion different
The standard mansions have always been functional: a few sizes, all simply called “Mansion”, all fairly cheap. Luxury mansions are the opposite — every one is a distinct property:
- A name of its own — Chateau Roseraie, Kumo Pavilion, Nova Crown Mega-Estate.
- An architectural style of its own — French Chateau, Japanese Modern, Soft Brutalism, Beaux-Arts and 24 more. All 28 styles are different: no two estates share one.
- A stated number of bedrooms and bathrooms, from a 3-bed cottage to a 18-bed, 29-bath palace.
- Its own artwork on the map, and its own footprint from 2×2 up to 5×5 tiles.
- A price from $2 million to $200 million — a range wide enough that your home becomes a real financial decision.
Across the 28 estates the catalog spans a deliberately wide range:

The styles reach across traditional and regional designs (Storybook Tudor, Spanish Mission, French Chateau, Southern Neoclassical, Beaux-Arts), period revivals (Art Deco, Streamline Moderne), East Asian and Nordic influences (Japanese Modern, Japandi Modern, Modern Asian Fusion, Scandinavian Contemporary, Nordic Modern), climate-led designs (Tropical Modern, Coastal Modern, Desert Modern, Modern Alpine), and contemporary or experimental work (Industrial Modern, Parametric Modern, Soft Brutalism, Sculptural Contemporary, Sustainable Contemporary).
The standard mansions are still there, under their own menu entry. Nothing about them changes.
Turning Luxury Mansions on
On the new-game Billionaire Life setup, open the Lifestyle page:

With Luxury Mansions set to No, the category disappears from the Build Firm menu and only the standard mansions can be built — by you and by AI characters. Hover the (?) beside either option for an in-game reminder.
Building one
Open the Build Firm menu and look near the bottom of the firm list, where the personal (blue) entries live. You’ll now find two mansion categories:

Both sit just above Art Venues and are marked with the small personal figure, the reminder that they’re paid for out of your own pocket rather than any company’s.
Pick Luxury Mansions, choose one of the 28 estates from the grid — each shows its name and price — and place it on the map. Anything you can’t currently afford is greyed out.
Mansions are built and paid for by your character, not a company, so what matters is your personal cash. You also pay for the land on top of the building price, so leave yourself some headroom above the sticker figure.
The Mansion tab
Click your mansion and open its Mansion tab. For a luxury mansion it now leads with the property itself:

Standard mansions are unchanged. They have no name, style or floor plan of their own, so their Mansion tab looks exactly as it always has — heading, location, costs and satisfaction, with no detail block. Only luxury mansions show the extra rows.
Satisfaction — why a bigger home matters
Your home feeds Residence Satisfaction, one of the components of Lifestyle Satisfaction (which in turn can raise your character’s effective skill). Three rules:
- Value is everything. A mansion is worth one satisfaction point per $2,000,000 of market value — half a point per million. A $2M cottage is worth 1 point; a $200M mega-estate is worth 100.
- It never fades. Unlike luxury goods, a mansion’s contribution does not decay. What it’s worth today is what it gives today, for as long as you own it.
- Only your best home counts in full. Your most valuable mansion — your primary residence — counts fully; every additional mansion counts at half. Collecting houses works, but with sharply diminishing returns.
Because value is what counts, and land is charged separately, upgrading to a grander estate is the most direct way to lift Residence Satisfaction. See the Lifestyle Satisfaction guide for how the components combine.
Tip: one great house beats several good ones, for the same money. Two $50M mansions are worth 25 points each, but the second only counts at half — 25 + 12.5 = 37.5. A single $100M mansion is worth the full 50. Same $100M, a third more satisfaction, and it uses one plot instead of two.
Sizes and price bands
Footprint is the first thing that sets a mansion’s price. Every estate of a larger footprint costs more than every estate of a smaller one — within a size, the more prestigious designs cost more.

A bigger footprint also uses more land, so a 5×5 estate needs a genuinely large clear plot — worth scouting before you commit.

The mansion table ships in the Billionaire Life mod kit, so a mod can add, remove or reprice estates — which changes the count of 28 and every figure above.
Prices shown are the base figures at the start of the game. As with every building, what you actually pay rises with inflation and varies with the town’s salary level, and the land is charged on top.
Release schedule
The schedule is controlled by one setting: Luxury Mansions Availability, on the Lifestyle tab of the Billionaire Life new-game setup. It sits immediately to the right of the Luxury Mansions switch, and only appears while that switch is set to Yes.

On either Gradual setting the catalog opens up over time — the grandest homes become something to work towards rather than a day-one purchase:
- Estates unlock within their own size tier. Every tier — including 5×5 — offers at least its cheapest estate from the very start, so no size is ever completely locked out.
- Within a tier the cheapest estates come first and the rest arrive steadily over the following 20 years. Each tier’s flagship becomes available exactly 20 years in.
For example, with Luxury Mansions Availability set to Gradual (more upfront), the 4×4 tier starts with its five cheapest estates ($21M–$29.5M) and releases the rest every four years, with Skycourt Mansion ($62M) arriving in year 20. Set to Gradual (less upfront), that same tier starts with just two.
Note: this setting is separate from Luxury Goods Availability, which sits one row above it on the same tab and does the same job for the luxury-goods catalog. Changing one does not affect the other.
Availability is separate from affordability. An estate that has been released still has to be paid for — and early on, the grander tiers will be far beyond your personal cash regardless of the schedule.
Owning, selling and moving
- Mansions carry no monthly upkeep — you pay once, and the house costs you nothing to keep. It is pure stored wealth that happens to make you happier.
- Its market value moves with the land it stands on and with inflation, so a well-placed estate can appreciate. The Gain / Loss row tracks this against what you paid.
- You can put a mansion For Sale, move it, or demolish it from the standard buttons at the top of its window.
- Other wealthy characters own mansions too, and you can buy one from them by negotiation — a luxury estate someone else built can change hands.
Tip: a mansion is one of the few places a billionaire can park a very large sum and get something back for it. If your personal cash is idle and your satisfaction is lagging, upgrading your home converts the one into the other immediately — and you can sell it again later.
Frequently asked questions
What happened to the old mansions?
Nothing — they’re all still available under the Mansion category, at the same prices. Luxury mansions are an additional, separate category.
Why doesn’t my old mansion show a name or style?
Because the standard mansions don’t have them. Only the 28 luxury estates carry a name, architectural style and floor plan, so only they show the detail block on the Mansion tab.
Is a more expensive mansion actually better?
For satisfaction, yes, and in direct proportion: value ÷ $2M. There is no hidden bonus for style, bedrooms or bathrooms — those are flavor. A $200M estate gives exactly 100× the satisfaction of a $2M cottage.
Should I buy several mansions or one big one?
Generally one big one. Only your most valuable mansion counts in full; each additional home counts at half. Concentrating your money into a single grand residence gets more satisfaction per dollar than spreading it.
Do luxury mansions cost anything to run?
No. There’s no monthly expense — the only cost is the purchase and the land.
Do AI characters build them too?
Yes, when the option is on and they can afford one. AI characters keep to a single mansion each, so they compete with you for prime locations rather than hoarding estates.
Why can’t I see all 28 estates in the build menu?
Almost certainly the release schedule. Unless you set Luxury Mansions Availability to All at Start, the pricier estates in each size tier unlock over the first 20 years. The ones you can’t see yet simply haven’t come to market.
Can I turn the feature off mid-game?
The option is chosen when you start a game. If it’s off, the Luxury Mansions category never appears and neither you nor the AI will build the 28 estates.
